Prepare the building history
Share installation documents, previous repair records, and a dated description of current concerns. Identify rooms affected by water reports and tell the inspector about recent roofing, electrical, or mechanical work.
Agree on access and limitations
Ask which roof areas and accessible spaces the visit will cover. Roof access and equipment checks require appropriate people and procedures. If weather, roof condition, or access prevents part of the inspection, the report should say so.
Request a useful report
The record should let another person understand the findings without having been on the visit.
- Identify inspected areas and date the photographs.
- Separate observations, conclusions, and recommendations.
- List inaccessible areas and questions still unresolved.
- Name any further specialist assessment that is needed.
Turn findings into a work scope
Before authorizing work, ask how the proposed action relates to the findings. Separate the assessment from quotations, material selections, and any electrical or HVAC assignment. Each needs a clear responsible party.
