Start with the condition of the roof
Before comparing a repair with replacement, ask a qualified roofer to document the existing covering, visible damage, transitions, and accessible underlying areas. A ceiling stain alone does not establish where water entered.
- Record the roof material and known installation or repair history.
- Identify affected rooms, visible changes, and when they were first noticed.
- Ask which areas could not be inspected and what further assessment is needed.
Make the quotation specific
The written scope should explain what will be removed, what remains, how concealed damage will be handled, and which details are included. Compare the same scope across quotations rather than comparing only a total.
- Roof covering, underlayment, flashing, and edge details.
- Ventilation and penetrations affected by the work.
- Access, property protection, waste removal, and final documentation.
Coordinate the other trades
Powered vents, solar equipment, rooftop mechanical systems, and wiring can change the sequence. Give electrical and mechanical work a named owner before roofing begins. Roofing experience alone does not establish competence in another trade.
